Leasehold Properties

If your property is leasehold, we advise you to check the terms of the lease and to get written consent from the freeholder or Management Company before letting.

Furnished, part furnished or unfurnished

Your property can be let unfurnished, part furnished or fully furnished.  Please contact us on 01524 825060 on advice whether to furnish it or not, but please consider that there will be fair wear and tear on the property and items included.

Information for Tenants

It would be helpful if you could leave any information about the property that you have. For example, the date of refuse collection and any manuals for operating heating systems, ovens and security alarms etc.

Depersonalising

We advise that you fully clear the property of all personal items, especially sentimental possessions before it is let. Anything left at the property (even in lofts, basements and garage) will be left at risk to the owner.

Garden

The garden areas should be left tidy and any rubbish is removed before being let. Once the tenancy starts, the occupants will be required to maintain the gardens.  We can arrange for a gardener to attend the property (through scheduled visits) if agreed between landlord and tenant.

Feel safe and comfortable

We believe the tenant should feel safe and comfortable in their new home, whether temporary or not. We advise that the property should be well maintained and in good order, this will help to make a higher rental figure and in turn should encourage the tenant to treat the property like their own.
